New Hilton hotel coming to Rochdale as part of town centre regeneration

The new 146-bedroom Hampton by Hilton hotel has been approved as part of £50m mixed-use scheme which includes 242 new homes

Detailed plans to deliver 242 new homes and a 146-bed Hampton by Hilton hotel in Rochdale town centre have been approved by Rochdale Borough Council.

The £50m mixed-use scheme will be delivered in a joint venture between Genr8 Developments and Kajima, in partnership with Rochdale Borough Council and Rochdale Development Agency.

The scheme located at Penn Street and New Baillie Street will comprise two apartment blocks spanning nine storeys, offering city centre style accommodation for private rent.

The accommodation will consist of a mix of one- and two-bedroom apartments.

It will also bring a 55,000sq ft Hampton by Hilton hotel which will be developed across seven floors.

The approval also includes circa 44,014 sq ft of office space – this part of the scheme will only be built out if an occupier is secured.

“This is another significant step-forward in the wider regeneration of Rochdale,” said Mike Smith from Genr8 Developments.

“We are really pleased with the planning approval and look forward to kickstarting this exciting scheme.

“This scheme will deliver high quality hospitality, living and working space in a sustainable, thriving, and eclectic neighbourhood.

“Having a major brand such as Hilton as part of the development at this stage is extremely exciting.”

Enabling works are already underway, with contractors Willmott Dixon getting the area ready for redevelopment.

The project will deliver the transformation of a derelict brownfield site as part of the wider £400m regeneration of Rochdale town centre.

As part of the planning process, Genr8 Developments undertook a three-week long digital public consultation exercise earlier this year to showcase proposed plans and gain insight and feedback from residents and businesses.

The consultation received 149 responses and the plans had over 300 views during the period they were live.

The scheme will sit next to the Rochdale Riverside retail and leisure development, which opened in April. The £80m development features a mix of well-known national brands and independents, including M&S, River Island, H&M, Reel Cinema, Puttstars mini golf and Bean Coffee.

“Rochdale’s growing importance as a regional business and leisure hub makes it a fitting location to introduce Hampton by Hilton – a brand that is now present in more than 2,660 locations worldwide,” said Graham Dodd from Hilton.

“We’re pleased to be working with Genr8 Developments once again and look forward to welcoming guests in Rochdale.”
